The proposed Lower North Cragmont Firewise Community is a residential neighborhood located within the City of Berkeley. The community boundary extends generally north–south from Acacia Avenue to Regal Road and east–west from Euclid Avenue to Cragmont Avenue.
The community is located within a Local Responsibility Area (LRA) and is classified as a Moderate Fire Hazard Severity Zone. It lies within Berkeley Fire Hazard Zone #2 and includes approximately 129 residential addresses. The housing stock consists primarily of wood-framed and masonry structures, with a mix of combustible and non-combustible exterior siding. Roofing materials include tile, metal, and asphalt composition, which influence structure ignitability and overall wildfire risk.
Roadways within the Firewise Community are paved and clearly signed, supporting effective emergency response and evacuation. Fire hydrant spacing is generally less than 1,000 feet, contributing to structural defense capabilities. Electrical utilities are predominantly above ground, representing a potential ignition source and an area for community awareness and mitigation planning.
Vegetation conditions within the Lower North Cragmont Firewise Community reflect a mix of maintained home ignition zone (HIZ) landscaping, including specimen gardens, and mature tree canopy dominated by redwood, pine, and oak species. Parcel sizes are moderate relative to structure footprints; consequently, most fuels are located on individual parcels, emphasizing the importance of resident-driven mitigation actions.
Overall wildfire risk within the community is primarily influenced by structure density, building materials, above-ground utilities, and vegetation within the Home Ignition Zone, rather than by large, contiguous wildland fuel beds. These conditions make the neighborhood well-suited for Firewise USA mitigation strategies, including defensible space maintenance, ember-resistant construction practices, and ongoing resident education and engagement.
